Timeshare Point
Systems
With today’s timeshare
point systems you have more options than ever before.
Join the millions of families that have
discovered the freedom and flexibility that can be enjoyed
with timeshare point systems. Vacation ownership allows
you to enjoy exotic locations, play golf or snow skiing at
your favourite spot without the worry of being impacted by
inflation.
Timeshare ownership is offered in two
different forms:
- Deeded timeshare gives the purchaser
ownership interest in a piece of residential real
estate property. Most timeshares within
the USA are deeded.
- Non-deeded timeshare requires owner
to purchase a club membership, license or lease. In
return the owner gets access to a property for a
specific amount of weeks each year for a predetermined
number of years. Non-deeded ownership is gaining
popularity in Europe and in countries where foreigners
can’t own real estate.
With most of the timeshare point systems
owners are given greater flexibility and may elect to:
-
Assign their points to be exchanged for airline
tickets, hotels, travel packages, cruises, etc.
-
Split the time used into several 2 or 3-day
increments.
-
Rent all or part of their actual usage time and use
the remainder of the points themselves.
-
Rent more points from either the internal exchange
entity or another owner to get a larger unit or
more vacation time or a better location.
-
Save or move points from one year to another.
Which of the options are available depend
on the developers. Therefore it is important to read the
‘fine print’ of your contract.
Point charts are available for each resort
indicating how many points are required for a night’s stay
in a given size of unit, during a particular day of the week
and time of the year. More points are required for peak
season times.
Timeshare point systems are sold by many
developers. Some of the major companies are listed
below.
RCI offers by far the
largest and most diverse points system. RCI offers more than
3700 timeshare resorts worldwide, plus airline tickets,
hotels, cruises, car rentals and more. You can spend your
annual allotment of points just like cash money – you pay
per night wherever you want.
Wyndham Fairfield points, called
Fairfield Fairshare Plus, have a completely different point
structure to RCI. The value of a Wyndham Fairfield point is
roughly about 1/3 of an RCI point. Its members can also
spend their holidays at thousands of additional resorts
around the world via RCI.
Marriott Vacation Club, a
leader in this industry, offers luxury vacation timeshare.
The owner of a Marriott timeshare can forego the occupancy
rights to their vacation condo in return for Marriott
Rewards points. These points can be converted to airline
tickets, other Marriott hotels, etc.
Note: People that buy
resale Marriott timeshare are not allowed to opt to
participate in the Marriott Rewards Points program unless
the resale points are purchased from Marriott.
Hilton Grand Vacations
Club (HGVC Club) points are used in a fashion
similar to Marriott points. Hilton has numerous affiliated
resorts to provide club members with large selection of
travel destinations.
Disney Vacation
Club offers resorts located within the famous Walt
Disney World Resort, as well as other locations. To become a
member one must purchase a one-time real estate interest in
one of the Disney Resorts, and thereafter pay annual dues.
The membership has an expiration date of 50 years after the
initial offering of the property.
Of course, there are many more timeshare
point systems available. However, the bigger the
organisation the more flexibility you may have.
